Thank goodness Merry Ann works all across the town of Cary NC, and I paid close attention to the real estate market while my home was for sale.

I originally listed with another Realtor. I am very detail oriented, and did my best to research Realtors in the area and select the best one. The first round of interviews did not go so well. Everyone I met with felt staged and like I was getting a sales pitch. I originally picked the least worst agent - BAD IDEA! Luckily, I only signed a four month contract. I cannot believe five months have gone by since I first contacted you. So much as changed in my life because of you. It was November 27th 2008 when you first listed my home in Cary NC Thanksgiving Day, and a lot to be thankful for.

I had originally listed my home with another Realtor in mid May 2008. Although I had numerous showings, nothing materialized. Unfortunately for me I signed a six month contract with the other Realtor. So two weeks before my contract was up I did a search on the Internet and "goggled" "The Top Selling Realtor in Cary NC". Poof!!  There you were. We met. You staged my home and marketed it more effectively than before.  I remember you saying "this is going to be a quick sale".  My reply was "define quick", especially since I had already spent six frustrating months of going nowhere.  You were confident that the house would sell by Christmas.

With the holidays at their peak I wasn´t really expecting too much activity.  But to my surprise people did look and on Christmas Eve, too!  But it was December 29^th when my life changed.  A great couple fell in love with my house and made an offer that same day. "Is it close enough to Christmas" you asked.  I think I screamed in your ear on the telephone.  As you know we closed on the house January 30^th.

Your efforts didn´t stop with the selling of my home.  With me relocating to Florida I needed a Realtor to help me find my new home. You went through numerous resumes of Realtors in the area and forwarded to me your top choices. I then chose Capt. Chuck here in Punta Gorda.  You contacted him personally and gave him my information. On February 14^th, Valentine´s Day, I made an offer on my current home which to my surprise (and Chuck´s) was accepted. I closed March 30^th.

Call me biased, but no one compares to you in the real estate field.  You know what buyers are looking for inside and outside of a home.  You are brutally honest (and that´s a good thing) as well as a fantastic marketer, never putting yourself first.  You were always quick to reply to any questions that I had.  But above all you have the professionalism that is lacking in so many Realtors today.

Saying "Thank You" just doesn´t seem to be enough. "BIG HUG" my friend, may you be blessed with all good things; Health, Happiness and Prosperity.

After meeting with three different real estate agents, my wife and I decided to work with Merry Ann Cutler for both the sale of our house and purchase of a new house and in retrospect, we were lucky because that was the best decision we could have possibly made.  We chose Merry Ann because she appeared to place the most effort into marketing on the Internet and she was the only agent that gave us a clear plan for marketing our house. I particularly appreciated her candor on our situation. We were selling our house in a slumping real estate market at the beginning of fall.  To make matters worse, there were already around nine houses for sale in our community; three of which were upgraded versions of our model that had already been on the market for up to four months.  Merry Ann´s husband took beautiful pictures of our house and Merry Ann added full descriptions to each photo so that our house was presented in the best possible light.  She added the maximum amount of detail to our on-line listing at the higher price that she suggested.  After a few weeks without any interest, Merry Ann suggested that we pull the initial listing so that it did not look like our house was just sitting on the market.  She also suggested that we drop the price slightly to fall in a different selection category on the Internet and so we would compare better in the new category.  She then went through all the effort to upload all the information again for the re-listing of our house.  We accepted an offer on our house in less than two months from when we listed it for almost exactly the price we hoped.  Our house sold before any of the other three listings of our model in our community despite some of them being listed at a lower price than our house and being on the market for much longer.  Needless to say, a few of my neighbors called me to find out who my real estate agent was and I gave Merry Ann a glowing recommendation. I would not only recommend but strongly encourage anyone looking to sell their home to use Merry Ann as their agent.  Until we sold our home, I never realized what a significant difference having the right agent makes in selling your home quickly and at the right price.  As our experience demonstrates it is an important decision and Merry Ann is one the best agents to choose.

We also used Merry Ann as our buyer´s agent.  We elected to build our second house.  It was our first time building a house and retrospectively, my one regret is that I did not call on Merry Ann´s help more during the process.  Merry Ann was extremely helpful going under contract.  She gave us advice on features that would help in the eventual resale of the house.  She helped to give us perspective on the cost of certain amenities that at the moment sound expensive but is really nothing over a thirty year loan.  She looked out for us in demanding clauses to help protect us and gave us great advice on our financing options.  As first time home builders, all of these decisions seemed overwhelming and nerve racking.  I am truly glad that Merry Ann was with us because she helped to put our minds at ease that we were doing the right things and that everything was being handled correctly.  Unfortunately, I underestimated the continued resource that Merry Ann provides through the process of building the house.  I only contacted her once my builder had truly messed everything up.  Merry Ann helped to clear up the problem immediately and told me that I should have called her for all the other annoyances and problems that the builder put us through.  Her husband did the walk through with us and he is a tremendous resource in himself.  A former landscape architect, he told us what every plant in our new yard was, what should be removed, what should be moved.  He also caught numerous mistakes that needed to be corrected by the builder before closing.  Merry Ann took care of both of our closings (selling our old and buying our new).  Unfortunately, the closing on our old house had problems but Merry Ann dealt with them.  Our closing on the new house went off without a hitch.  When you hire Merry Ann as your buyer´s agent, you are gaining a tremendous resource in all aspects of the process.

Merry Ann is a wonderful person.  She is kind, easy to work with, full of sage advice, and knows her profession better than anyone I have ever met.  I still occasionally call on her for advice and I will only use her for any real estate transactions in the future. If you are trying to decide on an agent then in my opinion you will not find anyone better than Merry Ann.

In 2000, Merry Ann Cutler helped me find a home in North Carolina.  I was new to the area and that woman drove me all over the place.  She was always so happy to do so too!  I didn't know exactly where I wanted to live so we saw houses from Fuquay to Morrisville, Garner to Raleigh. I bought a house in Cary.

In 2004 I lost my job and it took some time (months) to find a new job.  I dwindled my savings down trying to keep the house I purchased in 2000.  I finally had to accept the fact that I just could not afford to keep the house. My health took a turn and I was diagnosed with Diabetes. I couldn't do all the work around the house either.  I called Merry Ann. She came to my house, we spoke and with absolutely no pressure she offered her services. I thought about it for a couple more months. The thoughts of having to sell my home just made me feel so helpless.

Finally I decided that I didn't have a choice. Merry Ann repeated the great service she gave me back in 2000. On August 10^th 2007 I sold my house (thanks to Merry Ann) and purchased a condominium (Thanks to Merry Ann).  I was so afraid to lose my home (being a single mother of a teenage boy) but Merry Ann assured me that things could work out.  And they did. I am so happy at our new place.  My son is so happy at our new place.  Our finances have improved, my health issues have improved, and the stress is gone.
